Doxiadis Associates is the first ever consulting firm to prepare for the Palestinian administration a master plan for a large-scale residential and tourism development project in Gaza. The project site was on the sea, of an overall area of 320,000 sq.m, and approximately 5 km to the north-west of the Gaza centre. The site was intended to be developed for high to middle income housing, tourism and general recreational purposes. To this end, the duties of the Consultant included the following: (i) market surveys and investigations to determine demand for housing, tourism and recreation both on the domestic market and from among the Palestinian diaspora; (ii) concept studies of the main features of the intended development; (iii) financial studies for the main project components in order to assess their economic prospects and profitability; (iv) development brief, Master Plan and design concept for the overall development of the given site. The basic design concept proposed the organisation of different activities along a central pedestrian spine commercial and community facilities, with tourism and recreational installations located along the coastal strip, and residential areas distributed towards the inland.
